Tip 1 – Swap out your wardrobe

Move your Summer clothes out of your wardrobe and store them in vacuum sealed, airtight bags to keep them dry and protected.

Then, spread out your Winter clothes in your wardrobe so that the air can easily circulate around them and reduce the risk of mould forming.

You might even want to add a little container of damp-rid in your wardrobe if your home tends to experience higher humidity.

 

Tip 2 – Check your smoke alarms

If you own an investment property, make sure that your smoke alarms are up to date with their servicing requirements.

If you rent where you live, make sure you test your smoke alarms (using the test button) to ensure they’re working.

 

Tip 3 – Mulch your garden

If you have a garden, take this opportunity to mulch your garden.  You’ll find that this helps the soil cope with the cooler months, especially if you get frost on the ground at times.

 

Tip 4 – Drop your blinds

As the days start to cool off, make sure you close your window coverings at night to keep the warm air inside.  You’ll find this helps minimise your heating costs too!

 

Tip 5 – Prepare for Spring

If you’re planning to find a new home, or sell your property, Winter is the perfect time to prepare for this: Tidy the house, do those little maintenance jobs, and get your house ready for your next real estate journey.

But there are some important numbers you need to know if you want your rental property back.

But what is it?

“Wear and Tear” is the light, normal damage that occurs in a property during normal use and as the property ages.

Examples of wear and tear include:

  • Light traffic wear on the centre of the carpet in a hallway (but not rips, or burns or tears in the carpet)
  • Paint fading from sunlight (but not pen marks or marks from sticky tape or blu-tac)

There are 2 big mistakes we see people make when they become property investors.

The good news is…

They are easy mistakes to avoid, so we want to help you avoid them.

Mistake Number 1

Not having a buffer in your mortgage account.

If there’s one thing that the lockdowns have taught us, it’s the value of having a little buffer of $$$ in your mortgage account in case your tenant can’t pay their rent during a situation like this one.

Now, if you haven’t purchased an investment property yet, speak with your accountant and your mortgage broker about keeping a little extra $$$ in your mortgage account, so that you have that buffer “just in case”.

But if you have already purchased an investment property, and you don’t have a buffer in your account yet, it’s not too late for you!

Speak with your financial advisor about creating a plan for building up that financial buffer over the next few months and years.

Mistake Number 2

Not taking comprehensive landlord insurance.

Owning an investment property carries risk.

And so for that reason, you’ll always take building (and probably contents) insurance for your investment property.

But if you have tenants renting your property, you’ll want to take out comprehensive landlord insurance too.  So speak with your property manager and find some good options for landlord insurance so that your property (and rent payments) are adequately protected.

Tip 1 – Get an appraisal

If you’re considering selling your investment property, it’s wise to get an appraisal on the property to help indicate how much the property might sell for in the current market.

But don’t just get an appraisal on the sale price, ask for an updated appraisal on the rent too.  You want to make sure you have both of those figures before you do anything else.

Tip 2 – Run the numbers

Book an appointment with your accountant (in person or on the phone) and run the numbers with them.

Bring your sales and rental appraisals to that appointment, as well as your end of financial year summary statement (from your property manager) and your depreciation schedule (your property manager should have spoken to you about arranging this when they first started managing the property for you).  Having all these figures will help you and your accountant determine your exact position.

Tip 3 – Look at your future plans

There’s no doubt that property is a long term investment strategy.  So take some time to consider your future plans before you decide to sell (or keep) your investment property.  Make sure that your decision lines up with your future plans.

  •         NOT LONG AGO WE STARTED MANAGING A PROPERTY AND THE OWNER OF THE PROPERTY DIDN’T TAKE OUT LANDLORD INSURANCE.  THEIR TENANT DEFAULTED ON THEIR RENT PAYMENTS LEAVING $_________ OWING AT THE END OF THEIR LEASE.  WE WERE ABLE TO PURSUE THE DEBT AND WE ACHIEVED A COURT ORDERED GARNISHEE ON THE TENANT’S WAGES TO REPAY THE DEBT.  BUT IF THE OWNER HAD LANDLORD INSURANCE, THE DEBT WOULD HAVE BEEN COVERED BY INSURANCE FROM THE BEGINNING, AND THEY WOULDN’T HAVE HAD TO WAIT FOR THE DEBT TO BE REPAID.
  •         A NEW CLIENT OF OURS HAD NEVER PAID FOR THE GUTTERS TO BE CLEANED.  WHEN WE ORGANISED A GUTTER CLEAN WE DISCOVERED RUSTED SPOTS THAT WERE CAUSING LEAKS IN THE GUTTERS.  WE WERE ABLE TO HAVE THOSE SECTIONS REPAIRED, BUT IF THE GUTTERS WERE CLEANED REGULARLY THIS EXPENSE COULD HAVE BEEN AVOIDED.

It’s these little mistakes that end up turning into big expenses.

Tip 1 – Review your lease and rents at least 2 months before expiry

It might not seem like a big deal, but renewing the lease with your current tenant and reviewing the rent you’re charging is an important part of owning an investment property.

You should work with your property manager to negotiate a new lease (and new rent if that’s their advice) a couple of months before the current lease expires.

Tip 2 – Be proactive with maintenance.

Sure, your tenant will let you know when something important needs to be fixed, but they might not tell you when the carpet is getting worn, or the paint needs a refresh.

Your property manager should be reporting this to you at each inspection, so you can prepare to be proactive with maintenance and improvements on your property.

Tip 3 – Update your market appraisal

Even if you’re not planning to sell your investment property any time soon, you should be getting an updated market appraisal every 12 months or so.  Ideally, your property manager will arrange this for you each year, so you know roughly what your property would sell for in the current market.

Your Identification – we need to check your ID and ensure we list all the adults and their legal names on the agreement.

Your Income – this can feel like a huge invasion of privacy, we know.  Trust us though, we’ll keep it private and safe.  We simply need to check that you have enough income to pay the rent (and leave you money for other expenses too).

Your History – if you’ve rented before, we’ll want to check your rental history. But don’t stress if you haven’t rented before. We can talk to you about verifying your history in other ways.

So even though it feels like a big process, just to get a rental, we’ll do everything we can to make it as painless as possible!

We look at what rent we could achieve for you, if your property was on the market right now.

And then, when we send you the full inspection report, we’ll show you the rent review at the same time.

Why is it so complicated to apply for a rental property?

Why do we ask for so much information with your rental application form?

The truth is, when you apply to rent a property through our office, we’re considering giving you the keys to a property, so we need to double check so many things.

Here are the things we need to check:

Your Identification – we need to ensure that we can identify you, so that when we draw up a lease agreement we list all the adults and their legal names on the agreement.

Your Income – we know this is very personal information to ask, and we are careful to keep this information very secure.  Just as a bank would check your income to make sure you can pay for a mortgage, we need to do the same thing to check that you can pay the rent.

Your History – if you’ve rented before, we’ll want to check your rental history. But don’t stress if you haven’t rented before. We can talk to you about verifying your history in other ways.

So even though it feels like so much work to apply for a rental property, we’ll do everything we can to make it as painless as possible!

2️⃣  Regular maintenance expenses

Sure, you’re going to have regular expenses on your investment property.

Insurance

Interest and fees from your bank

Minor repairs

Pest treatments

Smoke alarm maintenance

The usual.

Make sure you’ve got these expenses mapped out into your cashflow plan so that they don’t take you by surprise. In fact, you’re best to work with your property manager to help map these out in to your annual plan so that those bills can be covered by your gross rent.

These are the big expenses, like:

Hot water system

Carpets

Painting

Kitchen or bathroom renovation

The truth is, if you hang onto you investment property for 7-10 years (or more), you’re probably going to have to put your hand into your pocket to cover these expenses.

So, work with your property manager to ensure that you’re not surprised by these expenses and even factor them into your cashflow plan.

And remember to depreciate these capital expenses in your tax return!

There are 2 big mistakes we see people make when they become property investors.

They are easy mistakes to avoid, so we want to help you avoid them.

Mistake Number 1

Not having a buffer in your mortgage account.

If there’s one thing that the lockdowns have taught us, it’s the value of having a little buffer of $$$ in your mortgage account in case your tenant can’t pay their rent during a situation like this one.

Now, if you haven’t purchased an investment property yet, speak with your accountant and your mortgage broker about keeping a little extra $$$ in your mortgage account, so that you have that buffer “just in case”.

But if you have already purchased an investment property, and you don’t have a buffer in your account yet, it’s not too late for you!

Speak with your financial advisor about creating a plan for building up that financial buffer over the next few months and years.

Mistake Number 2

Not taking comprehensive landlord insurance.

Owning an investment property carries risk.

And so for that reason, you’ll always take building (and probably contents) insurance for your investment property.

But if you have tenants renting your property, you’ll want to take out comprehensive landlord insurance too.  So speak with your property manager and find some good options for landlord insurance so that your property (and rent payments) are adequately protected.

✔️ Turning on all the lights (even during the day)

✔️ Unlocking the back door

✔️ Setting up application forms for all the great tenants who are coming through the property

✔️ Putting out water bottles for our guest tenants

✔️ Laying out local community information for new residents of the neighbourhood

SHARE A STORY ABOUT A PROBLEM/MISTAKE YOU’VE SEEN RECENTLY AND WHAT SHOULD BE DONE INSTEAD.  HERE ARE SOME IDEAS:

  •         NOT LONG AGO WE STARTED MANAGING A PROPERTY AND THE OWNER OF THE PROPERTY DIDN’T TAKE OUT LANDLORD INSURANCE.  THEIR TENANT DEFAULTED ON THEIR RENT PAYMENTS LEAVING $_________ OWING AT THE END OF THEIR LEASE.  WE WERE ABLE TO PURSUE THE DEBT AND WE ACHIEVED A COURT ORDERED GARNISHEE ON THE TENANT’S WAGES TO REPAY THE DEBT.  BUT IF THE OWNER HAD LANDLORD INSURANCE, THE DEBT WOULD HAVE BEEN COVERED BY INSURANCE FROM THE BEGINNING, AND THEY WOULDN’T HAVE HAD TO WAIT FOR THE DEBT TO BE REPAID.
  •         A NEW CLIENT OF OURS HAD NEVER PAID FOR THE GUTTERS TO BE CLEANED.  WHEN WE ORGANISED A GUTTER CLEAN WE DISCOVERED RUSTED SPOTS THAT WERE CAUSING LEAKS IN THE GUTTERS.  WE WERE ABLE TO HAVE THOSE SECTIONS REPAIRED, BUT IF THE GUTTERS WERE CLEANED REGULARLY THIS EXPENSE COULD HAVE BEEN AVOIDED.

It’s these little mistakes that end up turning into big expenses.

Each time we inspect your investment property, we conduct a full review of your property, compared to other properties in the rental market.

We look at what rent we could achieve for you, if your property was on the market right now.

And then, when we send you the full inspection report, we’ll show you the rent review at the same time.

I can show a leaking tap to a plumber, thanks to my phone.

And I can check on all our tenants rent payments, right there on my trusty phone.

2️⃣ – A Microfibre Cloth

When you’re a property manager, you’re in and out of empty houses all the time.

And you want the houses looking their sparkly best.

So a damp microfibre cloth is like a magic wand.

A quick wipe over the window sills and kitchen bench before an open home, and that helps us attract the best tenants around.

Tip 1 – Swap out your wardrobe

Move your Summer clothes out of your wardrobe and store them in vacuum sealed, airtight bags to keep them dry and protected.

Then, spread out your Winter clothes in your wardrobe so that the air can easily circulate around them and reduce the risk of mould forming.

You might even want to add a little container of damp-rid in your wardrobe if your home tends to experience higher humidity.

 

Tip 2 – Check your smoke alarms

If you own an investment property, make sure that your smoke alarms are up to date with their servicing requirements.

If you rent where you live, make sure you test your smoke alarms (using the test button) to ensure they’re working.

 

Tip 3 – Mulch your garden

If you have a garden, take this opportunity to mulch your garden.  You’ll find that this helps the soil cope with the cooler months, especially if you get frost on the ground at times.

 

Tip 4 – Drop your blinds

As the days start to cool off, make sure you close your window coverings at night to keep the warm air inside.  You’ll find this helps minimise your heating costs too!

 

Tip 5 – Prepare for Spring

If you’re planning to find a new home, or sell your property, Winter is the perfect time to prepare for this: Tidy the house, do those little maintenance jobs, and get your house ready for your next real estate journey.

But there are some important numbers you need to know if you want your rental property back.

If you own an investment property (or you’ve ever rented a property), you’ve probably heard this term: “wear and tear”.

But what is it?

“Wear and Tear” is the light, normal damage that occurs in a property during normal use and as the property ages.

Examples of wear and tear include:

  • Light traffic wear on the centre of the carpet in a hallway (but not rips, or burns or tears in the carpet)
  • Paint fading from sunlight (but not pen marks or marks from sticky tape or blu-tac)
  • Loose hinges on doors (but not broken hinges or screws on doors)

So, what do we (as Property Managers) do when we see wear and tear at a property?

If you’re the owner of the investment property, we tell you about it.

Even though, it’s not something that your tenant is required to repair, it’s important that you know about this wear and tear so you can plan for improvements and renovations on your property.

And if you’re the tenant living in the property, don’t stress!

But if you prefer to contribute in smaller amounts to wider, shared maintenance, you might love owning a unit or townhouse.

Become familiar with the area you’re looking to purchase in.  If you’re not local, you can work with a buyer’s agent or your local property management team (like us!) to help you select an ideal location for your next investment property.

Get to know the average vacancy rates in the area you’re looking to buy.  Speak with an expert property manager to get exact data on how long properties are sitting empty for, so you know what to expect before you make a purchase.  We can help you with this data, once you know the location you’re looking in.

Knowing exactly what return on your investment is going to be is key to making a good investment decision.  Before you even make an offer, speak with an independent property manager (like us!) to get a second opinion on rental returns so that you can confidently calculate your rental yield.

There are 2 big mistakes we see people make when they become property investors.

The good news is…

They are easy mistakes to avoid, so we want to help you avoid them.

Mistake Number 1

Not having a buffer in your mortgage account.

If there’s one thing that the lockdowns have taught us, it’s the value of having a little buffer of $$$ in your mortgage account in case your tenant can’t pay their rent during a situation like this one.

Now, if you haven’t purchased an investment property yet, speak with your accountant and your mortgage broker about keeping a little extra $$$ in your mortgage account, so that you have that buffer “just in case”.

But if you have already purchased an investment property, and you don’t have a buffer in your account yet, it’s not too late for you!

Speak with your financial advisor about creating a plan for building up that financial buffer over the next few months and years.

Mistake Number 2

Not taking comprehensive landlord insurance.

There’s not doubt about it, the last 18 months have made some big changes in the real estate market.

So, if you own an investment, and you’re thinking about selling it… how do you decide?

Here are 3 tips to help you decide whether to keep your investment property or to sell it.

Tip 1 – Get an appraisal

If you’re considering selling your investment property, it’s wise to get an appraisal on the property to help indicate how much the property might sell for in the current market.

But don’t just get an appraisal on the sale price, ask for an updated appraisal on the rent too.  You want to make sure you have both of those figures before you do anything else.

Tip 2 – Run the numbers

Book an appointment with your accountant (in person or on the phone) and run the numbers with them.

Bring your sales and rental appraisals to that appointment, as well as your end of financial year summary statement (from your property manager) and your depreciation schedule (your property manager should have spoken to you about arranging this when they first started managing the property for you).  Having all these figures will help you and your accountant determine your exact position.

Tip 3 – Look at your future plans

There’s no doubt that property is a long term investment strategy.  So take some time to consider your future plans before you decide to sell (or keep) your investment property.  Make sure that your decision lines up with your future plans.

  •         NOT LONG AGO WE STARTED MANAGING A PROPERTY AND THE OWNER OF THE PROPERTY DIDN’T TAKE OUT LANDLORD INSURANCE.  THEIR TENANT DEFAULTED ON THEIR RENT PAYMENTS LEAVING $_________ OWING AT THE END OF THEIR LEASE.  WE WERE ABLE TO PURSUE THE DEBT AND WE ACHIEVED A COURT ORDERED GARNISHEE ON THE TENANT’S WAGES TO REPAY THE DEBT.  BUT IF THE OWNER HAD LANDLORD INSURANCE, THE DEBT WOULD HAVE BEEN COVERED BY INSURANCE FROM THE BEGINNING, AND THEY WOULDN’T HAVE HAD TO WAIT FOR THE DEBT TO BE REPAID.
  •         A NEW CLIENT OF OURS HAD NEVER PAID FOR THE GUTTERS TO BE CLEANED.  WHEN WE ORGANISED A GUTTER CLEAN WE DISCOVERED RUSTED SPOTS THAT WERE CAUSING LEAKS IN THE GUTTERS.  WE WERE ABLE TO HAVE THOSE SECTIONS REPAIRED, BUT IF THE GUTTERS WERE CLEANED REGULARLY THIS EXPENSE COULD HAVE BEEN AVOIDED.

It’s these little mistakes that end up turning into big expenses.

Tip 1 – Review your lease and rents at least 2 months before expiry

It might not seem like a big deal, but renewing the lease with your current tenant and reviewing the rent you’re charging is an important part of owning an investment property.

You should work with your property manager to negotiate a new lease (and new rent if that’s their advice) a couple of months before the current lease expires.

Tip 2 – Be proactive with maintenance.

Sure, your tenant will let you know when something important needs to be fixed, but they might not tell you when the carpet is getting worn, or the paint needs a refresh.

Your property manager should be reporting this to you at each inspection, so you can prepare to be proactive with maintenance and improvements on your property.

Tip 3 – Update your market appraisal

Even if you’re not planning to sell your investment property any time soon, you should be getting an updated market appraisal every 12 months or so.  Ideally, your property manager will arrange this for you each year, so you know roughly what your property would sell for in the current market.

Your Identification – we need to check your ID and ensure we list all the adults and their legal names on the agreement.

Your Income – this can feel like a huge invasion of privacy, we know.  Trust us though, we’ll keep it private and safe.  We simply need to check that you have enough income to pay the rent (and leave you money for other expenses too).

Your History – if you’ve rented before, we’ll want to check your rental history. But don’t stress if you haven’t rented before. We can talk to you about verifying your history in other ways.

So even though it feels like a big process, just to get a rental, we’ll do everything we can to make it as painless as possible!

So what’s the best way to do this review?

Each time we inspect your investment property, we conduct a full review of your property, compared to other properties in the rental market.

We look at what rent we could achieve for you, if your property was on the market right now.

And then, when we send you the full inspection report, we’ll show you the rent review at the same time.

Why is it so complicated to apply for a rental property?

Why do we ask for so much information with your rental application form?

The truth is, when you apply to rent a property through our office, we’re considering giving you the keys to a property, so we need to double check so many things.

Here are the things we need to check:

Your Identification – we need to ensure that we can identify you, so that when we draw up a lease agreement we list all the adults and their legal names on the agreement.

Your Income – we know this is very personal information to ask, and we are careful to keep this information very secure.  Just as a bank would check your income to make sure you can pay for a mortgage, we need to do the same thing to check that you can pay the rent.

Your History – if you’ve rented before, we’ll want to check your rental history. But don’t stress if you haven’t rented before. We can talk to you about verifying your history in other ways.

So even though it feels like so much work to apply for a rental property, we’ll do everything we can to make it as painless as possible!

Make sure you’ve got these expenses mapped out into your cashflow plan so that they don’t take you by surprise. In fact, you’re best to work with your property manager to help map these out in to your annual plan so that those bills can be covered by your gross rent.

These are the big expenses, like:

The truth is, if you hang onto you investment property for 7-10 years (or more), you’re probably going to have to put your hand into your pocket to cover these expenses.

So, work with your property manager to ensure that you’re not surprised by these expenses and even factor them into your cashflow plan.

And remember to depreciate these capital expenses in your tax return!

Mistake Number 1

Not having a buffer in your mortgage account.

If there’s one thing that the lockdowns have taught us, it’s the value of having a little buffer of $$$ in your mortgage account in case your tenant can’t pay their rent during a situation like this one.

Now, if you haven’t purchased an investment property yet, speak with your accountant and your mortgage broker about keeping a little extra $$$ in your mortgage account, so that you have that buffer “just in case”.

But if you have already purchased an investment property, and you don’t have a buffer in your account yet, it’s not too late for you!

Speak with your financial advisor about creating a plan for building up that financial buffer over the next few months and years.

Mistake Number 2

Not taking comprehensive landlord insurance.

Owning an investment property carries risk.

And so for that reason, you’ll always take building (and probably contents) insurance for your investment property.

But if you have tenants renting your property, you’ll want to take out comprehensive landlord insurance too.  So speak with your property manager and find some good options for landlord insurance so that your property (and rent payments) are adequately protected.

  •         NOT LONG AGO WE STARTED MANAGING A PROPERTY AND THE OWNER OF THE PROPERTY DIDN’T TAKE OUT LANDLORD INSURANCE.  THEIR TENANT DEFAULTED ON THEIR RENT PAYMENTS LEAVING $_________ OWING AT THE END OF THEIR LEASE.  WE WERE ABLE TO PURSUE THE DEBT AND WE ACHIEVED A COURT ORDERED GARNISHEE ON THE TENANT’S WAGES TO REPAY THE DEBT.  BUT IF THE OWNER HAD LANDLORD INSURANCE, THE DEBT WOULD HAVE BEEN COVERED BY INSURANCE FROM THE BEGINNING, AND THEY WOULDN’T HAVE HAD TO WAIT FOR THE DEBT TO BE REPAID.
  •         A NEW CLIENT OF OURS HAD NEVER PAID FOR THE GUTTERS TO BE CLEANED.  WHEN WE ORGANISED A GUTTER CLEAN WE DISCOVERED RUSTED SPOTS THAT WERE CAUSING LEAKS IN THE GUTTERS.  WE WERE ABLE TO HAVE THOSE SECTIONS REPAIRED, BUT IF THE GUTTERS WERE CLEANED REGULARLY THIS EXPENSE COULD HAVE BEEN AVOIDED.

It’s these little mistakes that end up turning into big expenses.

And of course, we always create a written report (that’s required by law).

We also include hundreds of photos with this report.

This might seen like overkill.

But it saves any arguments later in the tenancy.

Because, if we have photos of everything inside (and outside) a property…

We can always double check everything.

And it means 2 things are guaranteed:

If you’re a tenant of ours, you won’t ever be blamed for damage that was already there when you moved in.

Your Identification – we need to check your ID and ensure we list all the adults and their legal names on the agreement.

Your Income – this can feel like a huge invasion of privacy, we know.  Trust us though, we’ll keep it private and safe.  We simply need to check that you have enough income to pay the rent (and leave you money for other expenses too).

Your History – if you’ve rented before, we’ll want to check your rental history. But don’t stress if you haven’t rented before. We can talk to you about verifying your history in other ways.

So even though it feels like a big process, just to get a rental, we’ll do everything we can to make it as painless as possible!

Now, this doesn’t mean that you increase the rent every six month.

Not at all.

But you do need to keep an eye on where your property is sitting in the rental market, so that you’re planning to maximise your rental returns.

So what’s the best way to do this review?

Your property manager will probably do this for you.  And if we manage your property, this is the process we follow.

Each time we inspect your investment property, we conduct a full review of your property, compared to other properties in the rental market.

We look at what rent we could achieve for you, if your property was on the market right now.

And then, when we send you the full inspection report, we’ll show you the rent review at the same time.

1️⃣ – My Phone

Let’s face it, you can’t get by without it.

But my phone is more than just a way for the kids to call me, or my mum to text me…

It’s really a Property Manager’s office.

I can take you for a virtual tour through a property, using my phone.

I can show a leaking tap to a plumber, thanks to my phone.

And I can check on all our tenants rent payments, right there on my trusty phone.

2️⃣ – A Microfibre Cloth

When you’re a property manager, you’re in and out of empty houses all the time.

And you want the houses looking their sparkly best.

So a damp microfibre cloth is like a magic wand.

A quick wipe over the window sills and kitchen bench before an open home, and that helps us attract the best tenants around.
